Volunteer Cove Marina – Lease Policies 

1. Lease Term 

Annual Lease: All marina leases are annual agreements. Seasonal rentals are not permitted. The lease term will begin on [start date] and end on [end date]. 

2. Payment Terms 

First Month Rent: The first month’s rent is due at the time of lease signing. If the lease starts mid-month, the rent for the first month will be prorated based on the number of days the tenant occupies the slip. 

Full Month Payment: The second full month’s rent is due in full on the first of the month after the prorated rent. 

Security Deposit: A refundable security deposit equivalent to [amount] (or one month’s rent) will be required at the time of lease signing. This deposit can be used as last month’s rent upon lease termination, provided there are no damages to the slip or marina property. 

3. Payment Methods 

Monthly Payment Options: 

  • ACH Auto Draft: Tenants can set up automatic monthly payments via ACH (Automatic Clearing House). This is the preferred payment method and incurs no additional fees. Auto-drafts will be processed on the 1st of each month. 
  •  Credit Card Payment: Tenants who wish to pay via credit card must set up their credit card for auto-draft within the marina’s system. An additional processing fee will apply for monthly credit card payments. Auto-drafts will be processed on the 1st of each month.  
  • Annual Prepayment Option: Tenants may opt to pay for the entire year upfront by credit card, with no added fees for this payment method. 
  • Payment Portal: All payments should be made through the designated marina payment portal. Login information and instructions will be provided. 

4. Payment Due Date & Late Fees 

Rent Due Date: Rent is due by the 5th of each month. 

Late Fee: If payment is not received by the 10th of the month, a late fee of $50 will be assessed. 

Rent payments that remain unpaid after the 10th of the month will incur further actions, including potential lease termination if payment remains outstanding. 

5. Lease Renewal 

Lease Renewal: Renewal offers for an additional term will be sent [X months] before the lease expiration. Renewal rates will be subject to current market conditions. 

6. Lease Termination and Early Termination Fees 

Voluntary Termination: Tenants wishing to terminate the lease early must give written notice of [X days]. An early termination fee may apply. 

Marina-Initiated Termination: The marina reserves the right to terminate the lease for violations of policies or disruptive behavior, as outlined in the lease agreement. 

7. Lease Assignment and Subletting 

No Assignment or Subletting: The lease cannot be assigned or sublet to another party without prior written consent from marina management. 

8. Insurance Requirements 

Volunteer Cove Marina – Lease Policies 

All tenants are required to carry boat insurance that covers liability, damage, and loss of the vessel. Proof of insurance must be provided to marina management at the time of lease signing and maintained throughout the lease term. 

9. Utilities 

Electricity: Electricity is not included in the lease payment. Tenants will be billed separately for electricity usage according to the marina’s electric meter readings. 

10. Hull and Boat Restrictions 

Steel Hull Boats: Steel hull boats are not allowed at Volunteer Cove Marina due to the potential for rust damage to the marina infrastructure. 

Liveaboard Policy: Liveaboard boats are not permitted. Boats must be used solely for recreation and should not be occupied as a residence. 

11. Commercial Activity 

No Commercial Activity: No commercial activities are allowed without prior written consent from marina management. This includes, but is not limited to, using boats for Boatsetter, Airbnb, renting boats, or operating a charter. 

If a tenant wishes to engage in any commercial activity, they must apply for a commercial lease and receive explicit permission from marina management. 

Enforcement of Lease Policies 

Non-Compliance: Failure to comply with the terms outlined in the lease agreement, including the above policies, will result in penalties, including late fees, eviction, or lease termination.
